Bidding wars?  Waived inspections?  Frenzied decision making?  Ask anyone who has bought a home in  the Seattle real estate market you may hear horror stories.  Then, ask another and they brag of seller paid closing costs and interest rate buy-downs, and seller concessions.  

Understanding the true dynamics at play required to be an empowered and confident homebuyer is becoming exceedingly difficult.  It's easy to be inundated with conflicting data and advice.  What's a domicile-seeker to do?  

We've broken down the boo-boos and missteps we see most often when it comes to buying a home in Seattle.  This is not AI generated nonsense, pushy sales tactics, or theoretical musings.  We are hitting the streets of the Seattle real estate market every day with our clients. 1. Choosing the wrong agent - we know, we know, we promised not sales trickery and after all, we are real estate agents.  NOT ALL AGENTS ARE CREATED EQUAL.  What are your options?  There are many models of buyer representation and compensation in Washington State.  

2.  Assembling your team too late - you've been popping into open houses, you get the dopamine hit of Redfin or Zillow new listing alerts, you've looked at some mortgage sites and even have your mortgage calculator at the ready.  Then it happens.  THE ONE.  The house you've been waiting for so you freak out and click the "Schedule A Showing" button.  It's so convenient!  You can go anytime you want!  You show up to meet the agent at the house.  Who are they?  How did this person become the person unlocking this door?  They have impressive door-unlocking finesse, but what do they actually know?  Are they experienced?  Do they work for you?  Do they work for the seller?  Do they work for anyone?

Before you know it you're being told you need to act fast, they shuttle you through a rushed mortgage pre-approval process, you're making the biggest decisions of your financial life in a split second with someone who may or may not be competent or trustworthy.

What if you had an experienced broker representing you with a high level of local expertise, negotiation savvy, the heart of a teacher, fresh breath, and a track record of homebuyers who enthusiastically leave legitimate  ⭐️⭐️⭐️⭐️⭐️ 5 star reviews everywhere they can?  You deserve this, expect more.
